Residential Property Valuations
Inspection-based valuations for houses, apartments, townhouses and other residential property.
Every residential valuation starts with an inspection. Our valuers assess the property's condition, location, and improvements against comparable sales and local buyer demand, whether it's a house, apartment, townhouse, off-the-plan purchase, or a prestige or lifestyle property. The result is an independent, defensible figure prepared for the specific purpose you need it for.
What we value it for
Mortgage security
A mortgage security valuation tells a lender what a property is worth as security for a home loan or refinance. It confirms whether the property supports the amount being borrowed, giving lenders an independent, defensible figure to base their lending decision on.
Pre-purchase advice
A pre-purchase valuation tells you what a property is worth before you bid at auction or sign a contract. You'll know where comparable sales sit and at what point a price has gone too far, letting you negotiate with an independent figure behind you rather than relying on the asking price. See our Pre-Purchase & Pre-Sale Valuations page.
Family law and litigation
We can discuss the scope of a residential valuation for a family law matter or dispute. Your lawyer and the intended recipient should confirm the evidence and expert-report requirements before instruction.
Construction "as if complete"
An "as if complete" valuation assesses what a property would be worth if construction were already finished, based on its plans, specifications, and building contract. Lenders commonly use it to assess construction loans before building starts.
Important: This is general information, not tax or legal advice. Your adviser and the report recipient should confirm the appropriate valuation date, product scope and evidence requirements. Check any proposed 2027 CGT changes against current official guidance before relying on them.
Frequently asked questions
Lenders generally arrange reports for their own lending decisions. If you need a valuation for finance, ask your lender or broker which report they require and who should instruct the valuer.
